Texas investor financing, with a clear role at every step.
TSG Capital is a business-purpose loan broker and financing arranger for real estate investors with properties in Texas. We organize financing requests and match them with investment-property lender programs. We are not a direct lender and do not make credit decisions.
Who the published programs are for
Our public offering concerns business-purpose financing secured by non-owner-occupied investment property and made to business entities. It does not include consumer mortgages or financing for an owner-occupied primary residence. Published coverage is Texas; see the coverage page for the markets described on this site.
What happens when you send a request
We review the property, proposed use of funds, budget, experience and exit plan, then compare the request with lender programs. A lender decides whether to proceed, what diligence it needs and the terms it may offer. Submitting a request is not a commitment to lend or arrange financing.
How to compare options
Use the loan-program comparison to distinguish short-term acquisition or rehabilitation financing from long-term rental financing. Compare the complete proposed cost and conditions, including fees, reserves, draw requirements, prepayment terms and exit assumptions. Published example ranges are educational, not a personalized quote or approval.
Prepare a useful first-look file
Have the property address, purchase price or current value, requested amount, ownership entity, work budget if applicable, expected rent or completed value, liquidity, experience and intended exit ready. Our loan-readiness checklist explains the supporting items lenders may request.

About the guides
The investor financing guides are published by TSG Capital for general education. They explain common structures and questions; lender underwriting, program availability and the complete transaction determine actual terms. They are not an appraisal or individualized legal, tax or investment advice.
